First-Time Home Buyers Checklist

Making the move from renting to owning is a big step, and it can feel like a lot to take in. From figuring out your budget to choosing the right real estate agent and getting pre-approved, there’s a lot that goes into buying your first home.  

Consider this your go-to checklist to help you stay on track. 

1. Determine Your Budget: Before diving into Zillow or reaching out to a real estate agent, it’s essential to understand how much home you can realistically afford.  

  • Evaluate Your Finances: Start by looking at your finances, including current debt and credit score, and identify areas for improvement. These factors play a significant role when applying for a loan. 
  • Consider Your Expenses: Keep in mind that homeownership comes with additional expenses beyond the monthly mortgage and utilities. Unlike renting, you’ll need to budget for property taxes, homeowners’ insurance, and maintenance costs. These expenses can add up quickly, so planning is key. 
  • Down Payment and Closing Costs: Save enough for your down payment! A conventional loan down payment can be as low as 3%, but a larger down payment lowers your mortgage and makes you a more appealing borrower to lenders. Don’t overlook closing costs, either, which usually add 2-5% of the purchase price to your upfront expenses. 

2. Think About Your Home Must-Haves: Before finding a realtor and touring homes, identify your top priorities. Think about the home’s style, the number of bedrooms and bathrooms, and must-have features like a garage, large yard, finished basement, or updated appliances. Narrow your search areas based on commute times, school districts, safety, local amenities, and potential future development. 

Keep your future plans in mind too – will this home still work for you in 5-10 years? If you plan to grow your family or work from home, you might need extra bedrooms or office space. 

3. Find a Real Estate Agent: A skilled real estate agent can be your biggest asset during the home-buying journey. Start by asking friends and family for recommendations or researching top-rated agents online. Look for someone with a strong track record and expertise in the neighborhoods you’re considering. A great agent will help you find homes within your budget, negotiate effectively, and guide you through every step of the closing process. They will also likely have trusted relationships with a few lenders and can offer recommendations to get you started on the pre-approval process, which brings us to our next point.

4. Get Pre-Approved for a Mortgage: Getting pre-approved helps solidify how much you can borrow and shows sellers you’re serious, making it easier to focus on homes within your budget.  

  • Decide on the Type of Mortgage You Want: Start by deciding on the type of mortgage you want – fixed-rate or adjustable-rate. A fixed-rate mortgage has a set interest rate, offering stable payments and is best if you plan to stay in the home for the long-term. An Adjustable-Rate Mortgage (ARM), on the other hand, starts with a lower rate that adjusts later and is more ideal for short-term stays. 
  • Choose Your Loan Term: While shorter terms (15 years) have lower rates but higher monthly payments, most first-time buyers opt for a 30-year fixed-rate mortgage for affordability and predictability.
