How Real Estate Agents Can Generate More Referrals

Real estate is competitive – and not just for buyers and sellers, but for realtors too. In this fast-paced industry, closing deals is just one part of the equation. To truly succeed, you also have to stand out in a market full of other realtors who are just as driven to grow their business and build their brand.  

So, what separates the top agents apart? It goes beyond a high marketing spend and constant networking. Those things help, of course — but the real key to long-term success? Referrals. And the stats prove it.  

Why Referrals Matter in Real Estate 

Referrals are one of the most powerful sources of business for realtors—requiring little effort to obtain beyond delivering an exceptional client experience that makes people want to recommend you. 

In fact, the NAR’s 2024 Profile of Home Buyers and Sellers shows just how strong the correlation between client satisfaction and referrals is, reporting that 88% of buyers would use their agent again or recommend them to others, and 61% of buyers who purchased last year have already recommended their agent.  

The report also shows that 40% of buyers found their agent through a friend. For first-time buyers, that number jumps to 51%.   

What this means: When you show up for your clients—by listening to their needs, communicating clearly, and truly advocating for them—you’re creating an experience they won’t forget. And the better that experience, the more likely they are to refer friends and family your way or choose to work with you again themselves. 

Plus, like we said earlier, word-of-mouth marketing doesn’t require a big budget or a ton of extra effort. It’s simply the result of doing your job exceptionally well, and how the most successful agents build trust, credibility, and long-term growth. 

How Real Estate Agents Can Create Unforgettable Client Experiences 

Wowing your clients doesn’t mean everything has to go perfectly—it rarely does. However, it does mean showing up with intention, staying consistent, and always putting your client’s interests first. Here’s what that looks like in action: 
  

1. Be reachable — and responsive.  

Being readily available for your clients may sound obvious, but it really does matter – especially in today’s competitive market. Buying or selling a home is a big deal for your clients, and if they can’t easily get in touch with you, that could mean losing out on a great listing, missing a buyer’s offer, or delaying key negotiations. While you don’t have to be glued to your phone, you do need to set realistic expectations around communication and stick to them if you want to build trust and show you’re on top of things.  

2. Educate – but don’t overwhelm.  

Your clients don’t need to understand every little detail of the real estate process and the industry jargon that comes with it – they just want to feel like they have a general grasp of what’s happening and what’s coming next. By keeping things simple and offering context about different aspects of the real estate transaction, as well as checking in with them regularly, you can ensure they feel confident during every step of the process.  

3. Anticipate needs before they’re spoken.  

Use your experience to stay one step ahead of client needs through the transaction. Maybe it’s alerting them to potential red flags that tend to come up during the inspection or bringing snacks to a long day of showings. These types of things not only show your clients that you’re paying attention — but that you’ve been around the block.  

4. Stay calm if things get chaotic.   

Real estate can be high-stakes, and sometimes things don’t always go as planned. That’s OK – so long as you keep your composure. Your clients aren’t just looking to you for answers, but for stability. If you stay confident and reassuring — even when things take an unexpected turn — they’re far more likely to trust the process and stay focused on solutions instead of stress. 

5. Follow Up after Closing 

Your clients don’t go through the closing process nearly as often as you do—and for them, it’s a really big moment. Make it a habit to follow up after they’ve received their keys with a thank-you note and a small token of appreciation. Something simple like a bottle of champagne, a potted plant, or a candle can go a long way in showing your gratitude and leaving a lasting impression. 

6. Keep the connection going.  

Just because the deal is done doesn’t mean the relationship should be. Stay connected with past clients by following them on social media, adding them to your newsletter (if you have one), remembering birthdays, or simply checking in from time to time. Those small, thoughtful gestures show you genuinely care—and they help keep you top of mind when someone they know needs a referral.
