Social Media for Realtors: Do’s and Don’ts

Oftentimes, the most successful real estate agents take advantage of social platforms to develop and nurture relationships, promote and engage with the community in which they live and work, and establish themselves as a credible and reliable partner. It’s probably no surprise to you, as consumers continue to demand a digital-first experience in all areas of their lives, and buying and selling a home is no different.

In fact, according to a study completed by the National Association of Realtors, social media was the top platform for providing real estate agents with the most quality leads over the course of 12 months.  Second to social media were the agents’ CRM (31%) and their MLS (multiple listing service) sites (28%).

To get the most benefit from the power of social media, however, requires you to stay on top of the latest trends and to understand the best way to engage on each platform. Let’s be honest, there is really nothing worse than appearing out-of-touch and out-of-date on social media.

To Do’s 

Promote The Town

When working with potential buyers, you should be selling not just individual properties but everything around it. Sell the neighborhood, the nearby parks, the shops, and the fun things to do. Remember, real estate is all about location, location, location!

Be Personable

People want to work with people they know, like, and trust, and the best way to get to know buyers is to let them know you. Don’t be afraid to be yourself on social media. Share jokes, personal photos, and your personal interests – all within reason, of course – to be more relatable to potential clients.

Educate

Between showing your personality, mix in educational posts that may be helpful resources to previous or potential clients. Buying and selling property is a large task and many people need assistance in learning how to properly do so. By serving as a source of information and resources, you can continue to establish your credibility in the community and industry, while also generating leads.

Start Conversations

Don’t be afraid to engage with your audience. Pose questions for people to respond to, respond to all your comments (good and bad), and ensure people feel heard. Also, don’t be afraid to engage with people in your feed. Like, comment, and share things you enjoy and/or that are relevant. Congratulate new and old buyers on their closings, whether you helped them or not.

Don’ts 

Be Too Loud

If you only use social media to promote your listings, people will notice. Social media is increasingly becoming more “real and organic” and those who only post about business falter because of it.

Forget Video

Video is not going away anytime soon. Be sure to include video content in your feeds. Film a home walk-through, go live on-site, or even make a funny TikTok. Don’t skip out on what’s popular and fall behind.

Talk To Yourself

Don’t just post things that look good to YOU. Make sure you are starting conversations and keeping people engaged.

Ignore Former Clients

It is key to keep connections with your former clients who may not be actively engaged with you right now. Repeat and referral business is extremely important in every aspect of business, and particularly so in real estate.
